Let's start off by making
you a BIG Promise...
If we inspect your home or condo and you are not 100% satisfied with our inspection – you pay absolutely nothing for the inspection.
In my 22 years in the Building Inspection Business, I've heard so many stories about incompetent inspectors - these fly-by-nighters come and go. I feel sorry for the buyers that are victimized by these unscrupulous operators.
I'm so confident in our inspections that I'm willing to put my money where my mouth is.
You see, I understand this is an important step in your life. This guarantee is just one more way to demonstrate my desire and commitment to meet and exceed your expectations. Also, I want to ensure you have an enjoyable real estate experience.
- Looking for the cheapest price?
- Is it wise to find a building inspector who will work for a few dollars less when making such an important purchase?
- It is not prudent to spend less on the inspection when the house is worth hundreds of thousands of dollars. The inspection fee is a drop in the bucket of your transaction, but one of the most important steps.
- With 22 years of home inspection experience, we do not compete based on price - you are paying for our experience and knowledge. Malcom Gladwell is right - it takes 10,000 hours to become an expert and we are experts!
- Who else provides a warranty AND a money-back satisfaction guarantee?!?
- Who else encourages your phone calls and provides unlimited support?!?
- We have total commitment to you, and try to delight every client every time out.
- Plus, quite simply, we are thorough and not likely to miss things.
- Residential Inspections (pre-list, pre-offer and conditional on inspection)
- Condo Inspections
- Commercial Inspections
- Indoor Air Quality (IAQ) Investigations
- Fire Code Retrofit
- Single Item Inspections (ex - roof, basement dampness, contractor disputes)
- We conduct a visual inspection that includes the Roof, Exterior, Structure, Plumbing, Electrical, Heating, Cooling, Interior and Insulation.
- We use a moisture meter to measure basement dampness.
- We know the relevant hot-button issues are and explain them fully.
- We give you a detailed written report specifically tailored to your property.
- We give you a guided tour of the property, essentially a visual and verbal explanation that puts everything in context.
90-Day Home Warranty
You want more than just a home inspection, you want professionals you can depend on even after the job is done. That's why we back all of our inspections with a 90-Day Structural and Mechanical Buyer's Home Warranty. And that stretches to 120 days with a pre-listing inspection!
The 90-Day warranty comes with your inspection - it is valid 90 days from the date of inspection or 22 days after closing, whichever comes later.
This warranty covers repairs to the covered items we have found to be in good working condition at the time of inspection. You will never have a deductible to pay, and claims will be handled within 72 hours.
Appliance Recall Check
Appliance data is submitted to RecallCheck by the inspector. You get
- a report that tells you the nature of the recall, how to remedy the defect and how to get the item repaired (in most cases, absolutely FREE, and within your home),
- a monthly RecallTrak newsletter that tells you of any new recalls, and
- an a optional account so you can log in to their system and add your DVD players, TVs, etc! This also gives you a permanent record of your appliances in case of theft or fire.
Blueprint Building Inspections primarily serves the 416 and 905 area codes, concentrating on Toronto, Halton, Peel, York, Hamilton and Durham. So if you need an inspection in Oakville, Etobicoke or even Bradford, we can help! We will travel almost anywhere in Ontario.

"Frank, this is why I like dealing with you. You are great at what you do, you are incredibly sincere and you do great follow ups, which I can guarantee no other inspectors do."

"I recently purchased a condo in Toronto and not knowing what to look for during my PDI, I contacted Blueprint Building Inspections Inc. and spoke with Frank Gruszewski. Frank came the day of our PDI and took thorough notes, asking many questions of the PDI representative supplied by the builder. On the day of our inspection, the PDI representative took notes that were vague in the explanations of our deficiencies. On the other hand, Frank from Blueprint had very organized and detailed notes. During our inspection, Frank also informed us about what to watch for when buying a new home.
Following our PDI, we went to conciliation with the Tarion Home Warranty group and the builder. After reviewing our PDI inspection notes, Tarion found that there were a few things missing and incomplete. We immediately provided our Blueprint inspection report to the Tarion representatives. The judgement from Tarion came in our favour - the builder was to correct all the deficiencies. The Blueprint Inspection notes played a major role in their decision. Without Blueprint and Frank's notes along with his attention to detail, we would have had to pay for the deficiencies the builder created. I recommend Blueprint to all my friends interested in buying a new home. Frank was so dedicated to us as a customer that he was willing to come to our conciliation meeting for support. Buying new can be very stressful but with Blueprint on our side it made it all much better. Thank you for all your support and continued dedication to seeing the job through."
Mario Biasucci, Mutual Street, Toronto, ON
"Frank, thanks for the follow-up. My client was really happy with you, and is looking forward to taking possession of his home in January. You were very professional & personal and I will definitely keep you in mind next time I am asked to recommend a home inspector. Hope to see you again sometime soon."

You receive a written report in a pdf format, sent as a downloadable link. You can download it again years after the inspection if you need a new copy.
The report is specifically tailored to your building. You do not want to read about log homes, for example, unless it applies to you. With our system, there is no need to wade through pages of a thick book to find the information you want. It is written clearly with limited technical jargon so that anyone can understand it. No codes to decipher or look up - it is all right there in front of you.
The inspector will give you a guided tour of the property, describing components and pointing out items in need of repair. This is your best opportunity to understand what you are facing in the first few years of owning your new home.
We highly recommend that you attend your home inspection so that you are able to clearly see any issues that arise.
And hey, if you have any questions, shoot us an email or make a quick call - we are available to you forever!

We are members of the Ontario Association of Home Inspectors (OAHI) and the Canadian Association of Home and Property Inspectors (CAHPI). Your inspector holds the highest qualification attainable - a Registered Home Inspector (RHI) as certified by these bodies. Inspections meet or exceed the Standards of Practice of both organizations, and their strict Code of Ethics is followed.
The Same Way - Every Time!
Your inspection consists of a systematic examination of the home by a fully qualified professional inspector - a Registered Home Inspector (RHI).
We use the same methodology every time, allowing us to properly focus on the building, working from the top down on the outside and in each room. In the basement, we locate the furnace first and work from there. Basement moisture readings give an indication of any basement dampness on the day of the inspection.
